Microdistrict Development Scheme

The concept of the project

Investors are needed for the construction co-investment project, which is based on the phased development of the constructed microdistrict with the breakdown and demarcation of the building into 7-8 plots.

The basis, i. 65-70% of the residential buildings being erected, apartments in the panel houses of the 10th-14th floors of the economy class should become apartments within the presidential program "Affordable Housing". Up to 20% of the building will be brick houses for free planning apartments. The remaining 10-15% are planned to be built up by frame-monolithic houses of improved planning with higher floors.
According to surveys conducted by real estate companies in the city, there is a steady demand for new housing both from residents of the northern regions of the country and from various defense, budgetary and commercial structures. The project of development of a site in 25 hectares is calculated for the term up to 5-7 years.
For the purpose of wide-ranging coverage of proposals on co-investing the construction of this project, agreements have been concluded with various real estate firms, negotiations are under way with representatives of the Ministry of Internal Affairs; Min-defense; Ministry of Emergency Situations and other budget organizations.
Governors of the northern regions, as well as heads of various enterprises of the far north, receive letter-proposals on participation in this project.
For this period there is a project for building a 25 hectare site; the approved project of planning of apartment houses, the scheme of movement of motor transport and pedestrians, the summary scheme of engineering networks and constructions. Technical specifications from all power supply organizations have been received.

The new microdistrict provides for the creation of all necessary infrastructure: schools for 1100 places, two kindergartens for 390 places, pharmacies, shops, banks, travel agencies, polyclinics, etc.

A promising plan for co-investing the building provides for the expansion of residential construction, the creation of a large-scale shopping and entertainment complex.

Priorities of the project

  • The land plot is owned by an individual
  • The new residential district "DUBRAVA" is a continuation of the microdistrict "Russian Field" with the existing infrastructure. Within walking distance from the Dubrava microdistrict under construction there are schools, kindergartens, a park of culture and recreation: adult and children's clinics, a shopping center "Magnit", a market, etc.
  • Well-planned, wide street named after AP. Chekhov, which is the city's main highway, meets all requests for transportation of residents of the city and microdistrict. Its laconic continuation, in the newly constructed district of Dubrava, will create a comfortable system of traffic flows (trolleybuses, minibuses, taxis) with access to the Mariupol motorway along the same wide and well-maintained street of Sholokhov.
  • In the near future, the construction of a covered year-round ice palace, a hotbed for resting children and youth of the microdistrict will be completed.
  • The new microdistrict "DUBRAVA", which will be located on the territory of about 25 hectares, will have a school for 1100 places; 2 kindergartens for 400 children; modern shopping complex 10 - 12 thousand m² with several cinema-concert halls, cafes and restaurants.
  • The whole medical infrastructure is envisaged, i. polyclinics for children and adults, a diagnostic center, a dental center, etc.
  • A diverse range of services for residents of the microdistrict (banks, shops, cafes, insurance, tourist, legal, etc. organizations) will be located on the first floors of the buildings, with the facade of AP Chekhov on the street.
  • The territory of the microdistrict development is located in an ecologically clean, comfortable and quiet area, convenient for living, remote from industrial enterprises with harmful emissions.
  • With a view to future operation and maintenance of the microdistrict, a management company (MC) will be established, which already at the initial stage of construction will monitor the quality of work, equipment supplied, commissioning processes.
  • In order to ensure security of residence in the neighborhood, the Criminal Code will include security services that are well equipped and carry round-the-clock duty and patrolling.
  • Within the Criminal Code, structures of designers will be created; lawyers; finishers; plumbers; transport; delivery, etc.
  • Near each house there are recreation areas and children's playgrounds.

  • All apartments and houses in general will be equipped with fire alarm, TV "Tricolor" and high-speed Internet using the latest, advanced technologies.
  • For each apartment there is a parking space for 1 car.
  • Plot for building a microdistrict "Dubrava" is flat and flat with good geodesy. There are no structures on it that require demolition and removal of garbage, which would increase costs.
  • The quality of life in the microdistrict "Dubrava" will be much higher than in other areas. The neighborhood will be a priority for living.
  • Equal distance from the beach areas of the city of Taganrog and convenient comfortable beaches of the village of Petrushino is also an advantage of the location of the microdistrict.
